Estate, Garage & Property Cleanouts in Monroe County and Lucas County

A cleanout is different from a junk pickup, because most of what is in the house is not junk to somebody. We work these room by room and slowly enough that things get found: paperwork, photographs, jewelry in a coat pocket, savings bonds in a drawer, the deed in a cookie tin. Anything that looks personal or valuable goes in a set-aside box that we hand to you at the end, never in the truck. That matters most on estate work, where the family is usually working against a closing date and often driving in from out of town for a weekend. We can work with you on site or with a key and a punch list while you are back home, and we send photos as rooms clear.

Sounds like your place?

Not sure whether this is the right service, or what it should cost? If any of these sound familiar, call us — we'll look at it, tell you straight what it takes, and quote one flat price for the whole job.

  • A house has to be empty before a closing or an estate sale
  • You are the executor and you live three states away
  • A tenant left and the unit is full of what they did not want
  • A relative's collecting got past what the family can handle alone
  • The garage has not fit a car in it since the kids moved out

One crew, both sides of the state line

Monroe County, Michigan and Lucas County, Ohio are fifteen minutes apart and run on different disposal systems — different transfer stations, different tipping fees, different rules on appliances, tires and construction debris. That is why so many haulers work one side and turn the other down. We run both counties as a single service area and route each load to the facility that will actually take it, so a Temperance job and a Toledo job get the same price and the same truck.

How It Works

From the first call to an empty room

1

Call or Send Photos

Tell us what you have, or text a couple of photos. For straightforward loads we can quote from pictures; for cleanouts we come look. Either way it costs nothing.

2

Firm Price On Site

We walk the job with you, point at exactly what is going, and give you a flat price for the whole thing. If you say no, we leave and there is no charge.

3

We Load It Out

You point, we carry. Doorways and banisters get protected, and everything comes out of the room it is in — you should not have to move a thing to the curb first.

4

Swept Up and Sorted

We sweep the space before we pull out, then sort the load on our end: donations dropped, metal scrapped, electronics recycled, and only the rest to the transfer station.

Estate & Property Cleanouts — FAQs

Most estate and property cleanouts in this market run $800–$3,500, depending on the square footage, how full the house is, whether there is a basement, attic, garage and outbuilding, and how much sorting is wanted. We quote the project as a whole rather than by the hour. See our estate cleanout cost and checklist guide.

Yes, and it happens constantly. We can work from a lockbox or a key from the realtor, walk the house with you on a video call first, follow a written keep-and-toss list, and send photos as each room clears. Executors handling a Monroe or Toledo house from another state are a large share of this work.

It goes in a set-aside box for the family, never in the truck. Cash, jewelry, documents, savings bonds, photographs, military discharge papers and firearms all turn up in these houses. We hand the box over at the end of the job.

Yes, and without commentary. We work these slowly and discreetly, can use an unmarked truck on request, and coordinate with family members or a professional organizer where one is involved. Heavy biohazard conditions are referred to a licensed remediation firm — we will tell you honestly if a job is over that line.

Yes, and that is usually the whole constraint. Tell us the date you have to be broom-clean by and we will schedule backward from it, including weekends and multi-day jobs if the house needs them.
